1. Submit an offer on a property and start negotiations click on Submit Offer Button
2. You can chose from Cash or Seller financing option (if available from seller)
3.If you choose Cash, then enter a number and submit offer.
4.If you choose Seller Financing, then enter Total Seller financing Price, Down payment Amount, Interest Rate and Term duration in months. It will calculate your expected monthly amount. Click on submit offer to start the negotiations.
5.You can view your offer under submitted tab with status pending. You can mouse (i) button to see the details of your offer. The seller will be notified immediately about your offer and has 10 days to respond back to you with counteroffer, accept or decline offer. You will have the ability to submit 2 counter offers. After 10 days the offer will expire.
6.On Seller can Submit Counteroffer or Accept Offer within the 10-day period. On submission of counteroffer or acceptance, buyer will be notified immediately.
7.On receiving counter or acceptance your My Offers/ Submitted will be updated with the latest status. Buyer now has the option to Accept or counter again. You can mouse over the (i) button to view the full offer.
8.If buyer counters, then seller will be notified and counter for offer is reduced.
9.Seller may counter or accept. If Seller counters, then Buyer can Decline or Accept Offer.
10.If Buyer declines, then negotiations are terminated. If Buyer accepts, then Seller will be notified to initiate the contract process.
11.You can view your offer submitted under My Dashboard> My Offers> Submitted. Buyer will be informed once the contract is signed by the seller and will receive a contract through the eSign service for their review and signing. 12.Buyer can view the property under My Dashboard> My Purchases
13. The Seller can now initiate the contract process. OfferTree Team will work with Buyer and Seller to sign the contract and move the property through the closing process with Third party escrow and Title team.
